Report on new build promotions in Moraira (EstateNearMe)

Methodology

To prepare this report, the new build page for the town of Moraira on EstateNearMe was consulted, and each individual record was accessed. A total of 31 promotions of newly built homes (mainly single-family houses/villas) located in the residential areas of Benimeit-Tabaira, Pinar de Advocat-Cometa, and El Portet de Moraira were analyzed. The following data was taken from each record:

• Number of units and bedrooms, built area, and sale price.

• Construction status and year of delivery when indicated.

• Facilities (swimming pool, garden, elevator, gym, basement, storage room, etc.) and quality specifications stated in the quality report.

• Energy certification and climate control systems.

• Developer responsible for the construction.

This information was used to create statistics and percentages on the supply of new build homes in Moraira and to identify the most relevant stakeholders.

Annual Production

Most promotions do not indicate a specific delivery date. Only three records indicate an estimated year (2026) – Villa FNX, Villa CBS571, and Villa in Moraira – all currently under construction. No expected deliveries were found for 2025 or 2027. The table shows the distribution:

Promotions without a date are usually in the project phase or already completed but without a specific delivery date to the buyer. This predominance of work without a date reflects that in Moraira, the offer is oriented towards luxury homes with individualized execution, where delivery depends on the contract with each client.

Overall, the standard provision of Moraira's promotions is the private swimming pool with terrace and garden, with occasional luxury extras (spa, cinema, wine cellar) in exclusive villas. Only Benilloba 9 and Puerto Andraitx stand out for including only a basement or basement-garden without a swimming pool.

Quality and Materials

The quality reports reveal a very high level of finishes:

• Energy efficiency A in most villas; some have energy rating B (e.g., Benifairo de les Valls 6 and Moraira Natura). Villa CBS571 is in process.

• Floors of microcement, marble, or natural stone in promotions such as Villa Serenata and Villa Topazio, combined with aluminum carpentry with thermal break.

• Open kitchens with islands and high-end appliances, with finishes in wood or natural stone.

These qualities confirm that the promotions are directed at the luxury segment.

Types and Associated Statistics

The offer in Moraira consists almost exclusively of single-family homes of new construction. Only Moraira Natura offers a small complex of six villas, while the rest are standalone homes. The bedroom distribution is as follows:

There are no promotions of 1 or 2 bedrooms in Moraira. The villas with 5 bedrooms (Martin Pescador, Villa Tramontana, and Puerto Andraitx) are the most exclusive and have very high prices (up to 6.5 M € in the case of Puerto Andraitx). Villas with 3 bedrooms offer a lower average area, while those with 4 bedrooms make up the majority of the market.

Calculation of Homes and Heights

• Total Confirmed Homes: the 31 promotions total 38 homes (most are unique units; Moraira Natura contributes 6 and Villa in Moraira 2).

• Homes per Promotion: average of 1.2 homes per promotion. All are single-family homes, except for Moraira Natura (small set of 6 chalets), hence no multi-family promotions of apartments in height are identified.

• Average Height of Buildings: most villas are built on two or three floors. Some villas (Aural) are concentrated on one floor. The approximate average is 2.5 floors, with ranges from one floor to three floors.

Observations by Areas

• Pinar de Advocat-Cometa and Benimeit-Tabaira concentrate most of the promotions. These areas are located on residential hills with panoramic views; hence nearly all homes include a swimming pool and garden.

• The promotions of El Portet-Pla del Mar are very exclusive; Puerto Andraitx stands out, a 5-bedroom villa with basement and garden valued at 6.5 M €.

• The only complex with several homes is Moraira Natura, comprising six houses of 3 bedrooms and energy certification B.

Key Findings

• Offer focused on luxury villas: Moraira does not offer promotions of flats or apartments; all promotions are independent chalets with generous areas (between 300 and 600 m²) and large plots. This responds to a demand for exclusive homes as second residences or for high-income earners.

• Predominance of 4 bedrooms: 63 % of the analyzed promotions offer four bedrooms, with an average price close to 2 M € and areas around 425 m². The 5-bedroom villas are scarce and very expensive, while those with 3 bedrooms account for about a third of the offer.

• High-end amenities: the private pool and garden are almost universal facilities. Extras such as spa, cinema, cellar, elevator, or solarium appear in a minority group of very high-end villas. Very few promotions feature a gym, social club, or paddle court.

• High energy efficiency: almost all homes have energy certification A, high-efficiency materials (microcement, natural stone, aluminum carpentry), and aerothermal systems or underfloor heating. Some villas incorporate solar panels and electric vehicle chargers.

• Noteworthy developers: Costa Privée, Unique Homes Spain, and Dreier dominate the local market. Costa Privée stands out for its volume of villas and organic designs, while Unique Homes Spain manages the most expensive properties and the few multi-family promotions.

• Scarcity of delivery dates: only three promotions indicate delivery in 2026, making it difficult to plan short-term purchases. The rest of the projects are sold custom or are already built without a fixed date.

Conclusion

The market for new builds in Moraira is characterized by a profile of high-end new build homes aimed at an international audience with high purchasing power. The homes incorporate superior quality and a high level of energy efficiency. The promotions are mainly located in residential areas with sea views and seldom exceed two homes per project. Future buyers interested in new build flats will need to look in nearby towns (e.g., Benitachell or Jávea) where there are smaller apartment complexes. In contrast, Moraira is consolidating as a destination for exclusive villas, with a wide range of luxury services and an average price above two million euros.

In summary, the new build promotions in Moraira offer large homes, with expansive gardens and swimming pools, premium finishes, and high energy certifications. Those interested in new build homes on the Costa Blanca will find in Moraira an exclusive market dominated by a few developers, with limited quantity but very high quality offerings.
