Statistics on new protected housing in Spain
The price of VPO and VPPL starts at 2 500 € while the average price is 735 293 € per official protected housing unit. In addition, they are intended to be the usual residence of families whose income does not exceed certain established limits.
The options for VPO housing promotions can cost up to 12 750 000 € and their price will continue to increase as construction progresses. Most of these projects have already begun to be built.
Types of Protected Housing
When talking about protected housing, the term VPO (official protected housing) is commonly used as a general concept. However, this is not completely correct. There are several types of protected housing, so it is more accurate to speak of publicly protected housing or protected homes.
The VPO is a dwelling qualified according to state legislation, currently regulated by the state housing plan (2018-2021). However, there are also other types of protected housing by the autonomous communities. These are not considered VPO, but have different names depending on the autonomous community in which they are located.
The type of protection of the housing determines the maximum sale price or the maximum monthly rent in the case of rental, the income level of the buyer or tenant, and the available aid. It is crucial to know the type of protection of each specific dwelling.
Types of Protected Housing
Basic Public Protected Housing (VPPB) VPPBs have a maximum constructed area of 110 m², although they can reach 150 m² for large families. They have a protection regime of 20 years, but they can be sold earlier if a legal maximum sale price is respected.
Limited Price Public Protected Housing (VPPL) VPPLs have a sale or rental price limited by the administration. Their maximum area is 150 m² and they can only be built on land designated for social housing. The protection lasts 20 years, although declassification can be requested after 15 years for the property to transition to the free regime.
Public Protected Housing for Rental (VPPA) VPPAs are intended for rental and have a maximum area of 110 m², or 150 m² for large families. Access to these homes requires not exceeding a maximum annual income. Some VPPAs offer an option to purchase (VPPA OC).
Official Housing of Special Regime These homes are intended for individuals with low incomes. For example, in Andalusia, the protection regime lasts 15 years and recipients may not exceed three times the IPREM.
Appraised Price Housing (VPT) VPTs have a maximum limited price and require meeting certain access requirements. Unlike VPOs, the minimum income required for families is higher. Additionally, it allows the purchase of the VPT even if another free property is owned, as long as certain conditions are met.
Social Integration Housing (VIS) VISs are aimed at individuals who require social protection. They cannot be purchased, only rented. Their maximum area is 130 m².
Where to Buy VPO in Spain
The offer of protected housing varies by region. Below are the locations with the highest number of VPO promotions and their respective percentages of the national total:
- Madrid: 30 promotions, representing 30% of the total.
- Barcelona: 14 promotions, with 9% of the total.
- Seville: 13 promotions, accounting for 7.5%.
- Zaragoza: 5 promotions, also representing 7.5%.
- Toledo: 5 promotions, corresponding to 7.5%.
- Álava: 4 promotions, with 6% of the total.
- Granada: 3 promotions, representing 4.5%.
- Guadalajara: 3 promotions, another 4.5% of the total.
- Valladolid: 2 promotions, with 3% of the total.
- Málaga: 1 promotion, representing 1.5%.
- Burgos: 1 promotion, also with 1.5%.
- Badajoz: 1 promotion, another 1.5%.
- Navarra: 1 promotion, representing 1.5%.
- La Rioja: 1 promotion, another 1.5%.
- A Coruña: 1 promotion, with 1.5%.
- Ciudad Real: 1 promotion, representing 1.5%.
These figures reflect the areas with the greatest activity in the construction of protected housing, with Madrid being the leader with a significant proportion of the national total.
