The land is being sold as either a plot of land with construction license in place based on the architectural design shown for €375,000 plus purchase taxes or as a finished villa for €1,400,000 plus purchase taxes again based on the architectural design and specification agreed. It should be noted that some other plots advertised on Idealista do not come with the license or villa project and those that do are for smaller single storey projects so one cannot compare apples with apples. La Boladilla urbanization consists of 101 individually owned villa plots and 100 + apartments. La Boladilla is located in an area known as Guadalmansa approximately 14km's from Esptepona and immediately adjacent to the A7 providing excellent transport links west towards Estepona of east to Cancelada, San Pedro, Puerto Banus and Marbella. There is a bus stop outside the urbanization and a pedestrian bridge across the A7 to the beach. The area is served by some excellent restaurants such as Fons, PlayaBella, Namis Asian Fusion and Tikitano. It is also close to several recently built or refurbished Chiringuitos such as Sonora Beach, Torre Velerin, Ikos, Como Pez en el Agua, Barraka Beach, Beso Beach and the new Purobeach Marbella Beach club (formerly Laguna). Across the A7 you will find the fabulous Akos Andalusia 5* hotel resort and Las Dunas. The area is undergoing major development and La Boladilla is ideally positioned in the heart of the action. Two villas have already been constructed and circa 23 others are in various stages of construction. Construction of the villas started in 2018 before issues were discovered with the existing urbanization infrastructure (water, drainage, roads etc). As a result construction was suspended while the La Boladilla Junta De Compensation carried out a full infrastructure replacements program at each owners costs which we have paid for. The attached images show the work in progress, but this project is now complete. Owners are now waiting for the town hall to start issuing new construction licenses. The construction license for my plot has been paid for and is pending. The plot will not be sold until the license is received to provide assurances and piece of mind to the buyer. We have been advised that the license will be received around September 2023. The plot is circa 504sq mtrs on which a 255sq mtr villa will be built over 2 above ground floors and a basement. The basement will be configured with 2 closed rooms to be used as bedrooms etc, a central open TV area and a full bathroom. Changes to the internal design can be made by the new owner of the plot via the architect at additional costs. The ground floor consists of a kitchen, laundry room, cloak room, toilet, dining area and lounge area. The first floor consists of 3 bedrooms, main bathroom and en-suite to the master bedroom. Each bedroom opens up to a terrace. The outside area is currently configured to include a large terrace, 8 x 4 mtr pool, garden and 2 car drive which is all enclosed. We have tried to incorporate every modern convenience into the project design including a 10KW solar PV system, pool heater, EV charging point etc. The attached photos show the urbanization refurbishment in progress, but this work is now complete, a site plan, the plot which is level and one of the completed villas which is almost identical the the villa design for our project.
